At  the recent Council of Mortgage Lenders ( CML ) Conference  a company called First Title produced probably the most comprehensive research into property purchaser preferences we have yet to have seen. The following are a summary of the results of the property study that they had commissioned from pollsters You Gov.

The reason for choosing a solicitor

The most frequently mentioned reason for choosing a conveyancing Solicitor was “local knowledge” .Only 10% said they shopped around for the “cheapest” option.  This indicates it is clearly value for money that clients are looking for. Quality of service by your conveyancing solicitor

The results showed that majority of purchasers confirmed that they were largely satisfied with the good service that they had received from their conveyancing Solicitor.  Disappointingly many consumers reported not being able to remember being advised on some of the essential pieces of advice that should be provided to purchasers.  As an example, over 50% did not recall being advised about the need to insure the purchase property from Exchange of Contracts (!) and 30% didn’t recall being advised on common conveyancing risks.
